SIX DECADES OF LEADERSHIP IN LAND DEVELOPMENT
A 65-Year Story That Continues to Shape the Real Estate Market – Pantelis and George Leptos discuss the Group’s strategy, the challenges and opportunities in the Cypriot property market.
With a history spanning more than 65 years, the Leptos Group stands as one of the largest and most recognized players in Cyprus’s real estate sector. In this interview, Co-Chairmen Pantelis M. Leptos and George M. Leptos reflect on the Group’s journey to date, present their strategic directions for 2025–2026, and share insights into the future of a sector that continues to attract strong international interest.
RESILIENCE AND VISION IN A DEMANDING MARKET
In 2025, the Cypriot real estate market continues to perform at high levels, maintaining the strong momentum developed in recent years. Despite ongoing challenges, the market has shown remarkable resilience. What is your assessment of your business performance so far, and how are you adapting to the evolving market conditions?
“The Cypriot property market has faced many challenges — from rising construction material costs and high interest rates to the geopolitical instability that has shaken Europe and our region. Our Group, with 65 years of experience, a solid foundation, a global sales network, offices abroad, and a dedicated, experienced team, continues on a path of steady growth. Our results show that we remain resilient despite the difficulties, with sustained demand and positive outcomes.”
What are your strategic goals for 2025 and 2026?
“For 2025, as with every year, we have set targets that include completing major projects, expanding into new markets, and enhancing the sustainability of our buildings. We are on track for healthy organic growth to achieve these objectives. Our strategy builds on more than six decades of experience and know-how. The professionalism and teamwork of our employees, our international sales service network, our strategic investments in land, and our efficient post-sales service are all key factors that will support our continued growth and expansion.”
DEMAND TRENDS AND INVESTOR PROFILES
What trends are you observing in real estate demand? Which property types are seeing increased interest?
“We are seeing growing demand for apartments, luxury residences, green buildings, and sustainable permanent homes. Today’s buyers seek properties within mixed-use developments offering modern amenities and practical living solutions. We’ve also noticed an increase in demand for office spaces in Paphos.”
What is the profile of today’s buyers or investors?
“With Cyprus increasingly attracting international companies to establish operations here, the buyer profile is mainly composed of foreign investors and professionals looking for secure, profitable investments and permanent residences.”
“EXCELLENT” OUTLOOK FOR CYPRUS REAL ESTATE
What are your projections for the Cypriot property market in the coming years? In which areas do you see opportunities?
“The outlook for the Cypriot real estate sector is excellent. Cyprus — as a member of the European Union and the Eurozone, with its strategic location at the crossroads of Europe, Asia, and Africa, an attractive tax regime, and high quality of life — is expected to continue attracting strong international investment.”
SUSTAINABLE DEVELOPMENT AND GREEN PROJECTS
With the rising demand for eco-friendly and energy-efficient properties, the real estate industry plays a key role in promoting sustainable development in Cyprus. What major initiatives is your Group undertaking to meet this trend? How do you assess the market’s response to sustainability requirements?
“The Leptos Group has received significant recognition for its sustainability efforts for the second consecutive year, including the ‘Gold Award for Environmental Excellence’ presented by the Cyprus Recycling Organization. Moreover, through our ‘Neapolis Eco City’ project, we are setting high standards for a future where sustainable and green development is central. ‘Neapolis Eco City’ is one of our most ambitious and innovative projects — a large-scale, fully integrated development that aims to create a ‘green city’ with smart infrastructure, offering residents and visitors a truly unique living experience.”
What are the main challenges developers face in complying with the EU’s environmental requirements, such as the obligation for zero CO₂ emissions in new buildings by 2030? How is your company preparing for this green transition without compromising competitiveness?
“Our Group has successfully integrated ESG (Environmental, Social, and Governance) principles into its operations, focusing on sustainability and social responsibility. We emphasize environmental management, social engagement, and corporate governance, and we actively support local communities through initiatives such as donations and sponsorships, both from the Group and from Neapolis University Pafos.”
FROM PAPHOS TO CHANIA
What types of properties are included in your portfolio, and what services do you offer your clients?
“Our portfolio includes a wide range of residential, commercial, and professional properties. We offer developments at various stages — from custom-built and under-construction to ready-for-delivery units. Our properties cater to mid- and high-end markets, with a particular emphasis on seafront options. We also provide property management, advisory, and financing services.”
In which areas of Cyprus and abroad do you have a presence? Are you considering expansion into new markets?
“We have properties and hotel units across Paphos, Polis Chrysochous, Limassol, as well as in Greece, with pioneering developments in Paros, Santorini, and Chania. We continuously explore new markets that offer growth opportunities.”
How satisfied are you with the investment activity from foreign and local buyers?
“We are pleased with the level of investment activity from foreign buyers. Demand remains strong, and we continue to see growing interest in our properties. Local buyers, however, have been affected by high interest rates, which make borrowing more difficult.”
